Monthly Rates and Move-in Costs
Choose the rental period that best matches your stay. Longer contracts receive a lower monthly rate.
There is no contract administration fee and no fixed move-out cleaning fee. Wi-Fi and utilities are included in the monthly rent.

Payment to Confirm means the first month’s rent plus one month’s security deposit.
For stays of two or three months, the remaining rent must be paid according to the payment schedule stated in the rental agreement.
The security deposit is not an additional rent payment. After move-out, the remaining balance will be refunded after deducting any necessary cleaning costs, unpaid charges, or repair costs for damage beyond normal wear and tear.
Payment can be made by bank transfer or Wise international transfer. Overseas transfers are accepted.
Cancellation and Refund Policy
Cancellation 30 Days or More Before Move-in
If we receive your cancellation request 30 days or more before the scheduled move-in date, 100% of the rent and security deposit paid will be refunded.
Any bank or Wise transfer fees required to process the refund will be deducted from the refund amount.
Cancellation 29 Days or Less Before Move-in
If we receive your cancellation request 29 days or less before the scheduled move-in date, 50% of the rent paid and 100% of the security deposit will be refunded.
The remaining 50% of the rent paid will be retained as a cancellation charge. Any bank or Wise transfer fees required to process the refund will be deducted from the refund amount.
Early Move-out After the Rental Period Begins
Rent is non-refundable if the resident moves out before the agreed end date. No refund will be provided for unused days or the remaining rental period.
Security Deposit Refund
The remaining security deposit will be refunded within 10 days after move-out.
Any unpaid charges, necessary cleaning costs, or repair costs for damage beyond normal wear and tear may be deducted from the security deposit.
Transfer Fees
The resident is responsible for all bank and Wise transfer fees when making a payment.
When a refund is processed, the applicable transfer fees will be deducted from the refund amount.

Tokyo Garden Monthly is located in a quiet residential area of Suginami, Tokyo. It offers a peaceful place to stay while providing convenient access to Shinjuku, Kichijoji and central Tokyo.

- Approximately 7 minutes on foot to bus stops for Kichijoji, Nishi-Ogikubo and Ogikubo stations

An online viewing may be arranged before you travel to Tokyo. During the video call, we can show you the available private room and shared areas and answer your questions in English.
Online viewing times depend on room availability and the host’s schedule. Please include your country, preferred room, preferred dates and time zone when sending your request.
Please note that arranging or completing an online viewing does not reserve the room. The room is confirmed only after the application process, rental agreement and required payment have been completed. Please write “I would like an online viewing” in the Additional Questions field.

Meet Your English-Speaking Host
Tokyo Garden Monthly is operated by an English-speaking Japanese host who has lived in the United States and Australia for approximately 15 years and travelled over 20 countries around the world!
The host lives on-site and communicates directly with residents. You can ask questions in English about the room, rental conditions, arrival procedures and everyday life in Tokyo before you travel to Japan.
As a small monthly residence with only a limited number of private rooms, Tokyo Garden Monthly provides more direct and personal communication than a large accommodation facility.
We understand that reserving a room from overseas can feel uncertain. Before you make a payment, we will clearly explain the available room, monthly rent, security deposit, rental period and move-in procedure.
